Renting Process

It may feel daunting if you’re considering renting a property for the first time, or perhaps you’re familiar with the process but would like more support. The HML Lettings team are here to help guide you through every step of the rental process so that your experience is seamless and as easy as possible. Our team of experts will help you find the right home with confidence and peace of mind.

This stage involves an initial discussion to identify your requirements and help you to find the right property. We cover referencing, interests, availability as well as suitability. We can help you to perform searches via our database, that are in line with your budget, as well as schedule and accompany you to viewings.

We conduct checks on all potential tenants. These checks are based on income, affordability and previous rental history.

Before the tenancy starts (Payable to HML Lettings the agent):

One weeks rent holding Deposit: to reserve the property (Amount subject to rental figure) NB: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right to Rent Check, provide materially significant false or misleading information or fail to sign their tenancy agreement (and or deed of Guarantee) within 15 calendar days (or other deadline as mutually agreed in writing).

Five weeks rent Security Deposit: (Amount subject to rental figure under £50,000 per annum) this covers damages or defaults on the part of a tenant during the tenancy.

Six weeks rent security deposit: (Amount subject to rental figure being over £50,000 per annum) this covers damages or defaults on the part of a tenant during the tenancy.

Final Checks
Before you move in, we always perform checks on the property in order to meet your expectations. These checks include making sure fire alarms work, keys are functioning properly and that you understand where everything is situated.
